We can work on existing schemes or work collaboratively with Housing Associations, Local Authorities, or developers to acquire new sites. In both cases, we work with the landowners to deliver a housing solution such that no transfer of ownership is required, leaving the assets in the hands of our future generations.

APIO works across the UK and our ideal schemes are 250-1000 homes per site, a mix of townhouses and apartments, typically up to G+8.

Where required, we can manage the whole design & planning process, ensuring our schemes respond to the specific site and local requirements, through engagement with the local community and stakeholders, and a thorough analysis of the physical, social and planning policy context.

From the very beginning, our model has been designed with flexibility in mind, with the purpose of minimising the design restrictions that have historically been accepted as part of MMC. APIO’s modular solution incorporates design features which mean we have the ability to retrofit our layouts to suit existing planning permissions.

By utilising our factory, LiNQ, we deliver homes at speed, typically reducing the programme by 9-12 months on a 300-unit scheme. For a 300-unit scheme with a mix of townhouses and apartments, in outer London, this could quate to a rental acceleration of about £5m (being the market rent for the whole development).

Based on the particularities of the site, we are able to tweak the degree of off-site vs on-site works, the degree of standardisation, which in turn will drive the final delivery price.

All our homes are built tenure blind as we believe that everyone deserves a high standard of living, whether or not their rent or mortgage is subsidised.

The APIO product meets and exceeds UK building standards, delivered with the industry standard warranties, parallel to those provided by Tier 1 Traditional contractors, and are constructed with the ingredients to support site specific energy strategies that seek to achieve net zero carbon.

As a collective, one of our frustrations with the current construction system was the large delivery risk which came hand-in-hand with working with a contractor. What if they don’t deliver what they say? What if the price keeps increasing? What if the contractor goes bust half-way? That’s why at APIO we fund the construction so that landowners have no upfront financial outlay until Practical Completion, significantly reducing construction risk.

APIO offers 3 different types of payment:

1. Payment in Cash (bullet payment on PC)
2. Payment in Units (a pre-agreed number of units)

Lease Payment (30–50-year lease, defined below)

Our lease option works so that where landowners such as public bodies or RSL’s do not wish to pay in full upfront, we can take payment across a 30-50-year period. In this model, the homes are leased back to the landowner for an annual fee which is at least 40% below Open Market Rent (OMR) for a period (usually between 30 and 50 years).

During this time, as all our homes are tenure blind, the landowner now has a new mechanism to respond to local market demands and can either provide homes to the community at truly affordable prices or is able to create a profit rent (see graph below for further explanation).

At the end of the lease, the lease is bought back for £1 and the land is retained for future generations.
