While the idea of modular is certainly not a new one, its phased integration as a replacement for traditional construction methods has started to pick up in the past decade and for good reason. As a highly versatile, cost-effective solution, modular construction comes equipped with a long list of positives that support all stakeholders throughout the process and ultimately our environment. Here are five reasons why you’re likely to hear more about modular construction in the years ahead.

 

  1. Time saving

 

Based on the fact that the majority of modular construction takes place within a controlled factory environment, the scheduling of production is both faster and more predictable, meaning the prep time before shipping can be better managed.

 

  1. Weather-proof scheduling

 

Once on site, the benefits of modular continue, particularly in countries such as the United Kingdom which is renowned for its unpredictable weather throughout the year. As the name suggests, a lot of the assembly can take place off-site, meaning no matter the weather, construction can adhere to a predictable timetable. In fact, it is estimated that modular construction, from start to finish takes on average 50% less time that its traditional counterpart.

 

  1. Lower Labour Costs

Unlike traditional construction which requires a long list of professions and of course labor, modular construction only requires a minimal team on site to assemble the blocks and complete the finishing, meaning a lower demand for site teams resulting in a lower cost for contractors; a benefit that is reflected in the lower premiums for modular construction that can be passed to the end user.

One of the most important benefits of modular construction is its sustainable approach to construction, which starts in the factory and runs all the way through the building’s life span. Whether minimizing waste in material, through to the integrated designs that focus on conserving energy by using highly effective insulation, each aspect is carefully thought out to use sustainable construction methods that reduce the operational cost of the building while helping to protect our natural environment.
